Strata Management
It is the desire of Canning Real Estate Services to establish ourselves as specialists in the field of Strata Management – that is, Real Estate Agents concerned with total property management encompassing strata schemes.
As agent managers of your strata company it is our role to provide a financial, accounting and secretarial management service, and to assist the elected Council to carry out its decisions. Our regular management service is designed to assist the Strata Council to abide by the statutory obligations of the Strata Company in line with the Strata Titles Act 1985.
Our Services Include:
- Assist the Secretary & Treasurer of the Strata Company to exercise and perform the powers & duties specified in the Act in respect to those Officers.
- Assisting the Council of Owners effect routine day to day maintenance; obtain quotes if required, liase with on-site liaison person in respect to maintenance requirements as approved by the Strata Company.
- Arrange and attend the Annual General Meeting of the Strata Company.
- Prepare and forward any necessary insurance claims that arise.
- Arrange for the preparation and submission of income tax returned on behalf of the Strata Company (if required).
- Arrange for an annual audit of the Strata Company accounts (if required).
- Maintain the books of account of the Strata Company, pay all accounts, invoice and collect periodic contributions (levies), prepare budgets and disburse monies in accordance with the Act. Prepare and forward to ATO Business Activity Statement (if required) for Strata Company.
- Preparing & issuing certificates, furnishing information & supervising inspections of records.
- Have possession of and maintain the records of the Strata Company in accordance with the Act.
- Provide as far as is reasonable, general advice on the by-laws and assistance to the Strata Company & Council of Owners.
